

The commercial office, building or warehouse lease is often the most significant contractual obligation undertaken by our business clients. We have extensive experience in drafting, reviewing and negotiating leases, lease termination agreements, ground leases, subleases, assignments, non-disturbance agreements, estoppel certificates, extensions, for commercial property(ies) (including office, medical, retail, restaurant, warehouse, tower, ground and industrial leases).
By understanding our client’s business and requirements, we use our experience to ensure that our tenant clients obtain optimal terms (e.g, term, rental rates, rent abatement, concessions, operating expense and tax pass-throughs, options to renew and/or expand) and reasonable and proportionate commitments (e.g, security deposits, personal guaranty(s)).
We also make sure that, throughout the lease, our business clients are protected in terms of landlord responsibilities and liability issues. We seek to ensure that the understanding between the landlord and tenant are in alignment with respect to construction and delivery of the premises, that premises are delivered in compliance with applicable laws, and that there are appropriate rent abatement provisions in circumstances where it would be unfair for the tenant to continue to pay (e.g., during periods where the all or part of the premises are not available, under-construction, etc.). We strive to mitigate our tenant clients’ exposure and damages in connection with various situations that can arise.
